LGI Homes is a Texas-based builder of new construction homes and housing developments, with its development projects mostly focused in the southwestern region of the United States. According to Builder Magazine, LGI Homes is the 10th largest homebuilder in the United States. 2013, the company announced the pricing of its initial public offering: 9,000,000 shares at $11 per share.

Leslie shares her upsetting experience on consumeraffairs.com, "BEWARE! I would give 0 if possible. I purchased my home just 2 years ago and my roof is defective! I have contacted several branches of LGI Homes including construction management, warranty department, and the sales office directly. They have all refused to help. When I purchased the house I was told that my roof had a 10-year warranty. NOT TRUE. The 2/10 warranty is basically a joke. The only thing it covers is if my house foundation splits in two."

"I worked at LGI Homes full-time for more than a year Cons: The company functions like a cult with core values that not one person in leadership lives up to. The pay is far below average and the quantity of work and hours required are like working in a sweatshop. Nothing is ever good enough, no matter how much work you complete or how many hours you put in. Managers lie to, belittle and degrade employees to no end. Fellow coworkers talked about suicidal thoughts due to the lack of respect and downright mental abuse management at this company shows their employees. The people responding to these reviews about how "shocked" they are to read comments such as this are almost laughable. After all, they are getting paid to make the company look good so their recycled responses about how shocked they are provide just more examples of what is required of them to survive another day and "please their cult masters" after sipping too much of the kool-aid. If I could give zero stars, I would."

I was once chewed out by the President of the company after selling my 5th home for the day for attaching a earnest money check to a folder with a paper clip because" its not the LGI way". In no way am I exaggerating about this. 5. The company has a very toxic culture. 6. I literally watched my boss eat boggers one day. 7. They make you waste your time doing repetitive sales training every week taught by managers who suck at selling. 8. Your customer base is mostly made up of people with trash credit. 9. You work in either the middle of nowhere or in the ghetto. 10. You will listen to repetitive cult like nonsense on a daily basis."

"Waste of time. They mislead you about how the draw works after the 100 days. But be prepared to sell 2-3 homes a quarter before you make a commission. Also, be prepared to waste time with people who couldnt afford to buy a wet paper bag. They overpriced their homes in my market and when we had delays in openings they did nothing to help the reps out. Yea, theyll buy you lunch twice a week, but that will probably be the only time you will eat during the week. Yea, some people do make a bunch of money, but not in Columbia. Also, they play favoritism, if you dont drink the koolaid and drink LGI blood, you will never progress within the company. You are just a glorified used car salesman but with houses. Be prepared to memorize word for word about 30 pages of a script. Cons: Everything."

"There’s no doubt you can make money here. But only if your lucky to be in a good location community. LGI builds only in locations that people do not want to live in and build homes that are against market demands. They rely on their sales system and their reps to force people into homes they do not want and can’t afford which results in losing the closing before it makes it to the finish line due to a lot of remorse more than 50% of the time. They start a community with good home prices and then raise the prices of the homes through the roof and lower the product quality making customers vomit when they walk into a spec home. The homes look like apartments. LGI brags about other reps across the country exceeding quota which is infuriating because of the different markets their in. They have a marketing team that’s only based In Texas that markets the entire country with lack of knowledge on market demands in other areas. Micromanagement is through the roof even though they tell you we only micromanage for first 100 days. There’s no salary with this job so if you do not close a home in a quarter you start working for free. DO NOT WORK HERE. Cons: Excessive micro management, no work/life balance, terrible marketing/ ugly spec homes that are highly priced"

"Because they give you a paycheck, they think they own you all day every day. My family and things I needed to do in my personal life, like taking care of a sick child, meant nothing to them. My manager tried to make me feel guilty for taking time off. Not a good place to work. Cons: They sure love to micromanage. Cult like atmosphere. Everything."

The money may look appealing but if you break down the hours you are required to work it doesn’t amount to much. No females in management. Not a gender equal environment. New Home Sales Consultant (Former Employee) says

"Typical day of work is an hour drive to the community because they build far out from the city, where land is less expensive. You go to an office that set up like a boiler room to answer the company leads. They advertise on craigslist for rent section so you have to swindle them into coming in to see if you can convince them to buy. 99% of the leads are not qualified to buy. Most leads don't even have $20 to their name, are collecting section 8, or don't have any means of transportation. They still want you to invite them out to pull their credit and give them a credit card. The company's target market is lower income and bottom 20% of the social class spectrum. They want you to sell to subprime market with people that have a 580 credit score. You have about a 50% chance of a deal closing once in contract. You are heavily micromanaged and management will backstab you with any given opportunity. Huge company turnover in my market. You will put in 10-12 hour days and commute an hour each way and work every weekend. The company will preach core values and culture, but in reality you are nothing but a number and will be replaced at any moment. Its walking on eggshells with this company. The ethics and morals that the company supports and trains is highly questionable. If you have any moral fabric to your character, stay away from this company. There are better opportunities out there. Cons: Micromanagement"

"Management doesn't know what they're doing and consequently affects your ability to close deals - so it affects your commissions and livelihood. In the meantime you have goals to meet - 20 sales per year - which won't ever happen under untrained management! Cons: Your deals are killed, lack of knowledge about mortgages, don't partner up with the right mortgage companies.Your deals are given to other team members."

"This is a sweat shop, call center sales enviroment. All week calls are made and taken from targeted advertising to fill appointment slots. People are herded in to crowded time slots to encourage a frenzie. They are only sold homes if their credit scores and income support the monthly payment of the home. I know this is expedient but, not how I have been taught to help people purchase a home for their families. Cons: corporate culture"

"Choose wisely. One of the biggest culture points is “sales and closings”. That’s seemingly all that matters to senior management. And I mean... that’s ALL that matters. Response to COVID is sub-par compared to other corporations. Brought everyone back to the office right away, having meetings/gatherings, still following through with company sponsored trip in Miami (with hundreds of people from all around the country, PLUS everyone will just return to the office right away - no quarantine period), photos in sales offices with no masks/improperly worn masks/social distancing... the list goes on... Cons: No flexibility, some toxic culture/people"

"BAD WORK DRIVEWAY. I bought a new home from LGI Homes, Tucson, Arizona, on 10/31/2019. While my home was under warranty, rain water came into the garage door because the top two driveway panels have flat slope where panels meet at the garage slab. Although LGI Homes replaced the top two driveway panels, they did bad work. The new two driveway panels have cloudy white color all over. I filed a complaint with the Arizona Registrar of Constractors (ROC). However, the ROC dismissed my complaint. I didn't have money to hire an attorney to appeal the ROC's decision. According to the en.wikipedia.org, "Home sales [LGI Homes] revenue in 2019 was 1.8 billion." Their billion won't last unless they improve the quality of their work and customer service."

"I (Tara) went throw different builders and stuck with LGI . I thought it is good builder. We were scheduled for a tour. The sales guy showed us the first... was small. We were looking for 3 bed and 2 bath1800 sqft. So we moved on to next. The sales guy said it’s 1800 sqft. I liked the house. He asked me to put down $1000 to take house off the market. He said it’s completely refundable incase I change my mind or if I don’t workout so I put $1000 down. Since it is my first home, I went through internet and did a bit of research on it. The research revealed the home Wichita he said 1800 sqft.was 1600+ and the one he said 1600 was only 1300+ sqft. I felt fishy and deceiving. So I call the sales guy to cancel the deal. Now the guy says they already spend 2k for appraisal and I haven’t done the underwriting for mortgage how do they do appraisal. So be careful first Time home buyers. They have second back door conditions not to pay back.
Incase sales manager see this review I hope you do review in this case, retrain your sales guy. Some are completely unprofessional. He called me. As soon as I pick the call, He was yelling at me. I don’t deserve this."
